Whether you're new to the building or have worked here for a while, you may have heard that at the recent evacuation we've had which could have gone smoother. The aim of this short personation is to clarify procedures, roles and how we can all work together to streamline the process and minimise disruption. The process will be relevant to In-Office hours Mon-Fri 07:00 – 17:00. People going back inside while the alarm was still sounding Lifts still being used No one knowing where the actual assembly point is One guy went to get his laptop "because his meeting was important".

[Audio] 7 Members of security on shift during the day – Even less on nights, which is 4. The Supervisor's role is to initiate the Evacuation by instructing the entire team, to monitor CCTV, take phone calls & radio calls, monitor the fire alarm system, make notes for the incident report and operate the PAVA system to evacuate. Luckily, we have not yet had a real fire, because this would also mean working with the LFB. Now can you imagine having to do all that and deal with additional calls about 'when are we coming back in', 'what's the exact cause' etc. To be honest, I've worked some high-profile projects and each time, the instruction to the security team was always to NOT pick up the phone unless it's the BM, ABM or the SM because this streamlines the process significantly, even though it may not appear so at the time from the outside. The officer in reception is only there to make sure people are leaving and are not coming back in. It the last two evacuations I witnessed, my staff were blatantly ignored and, in some cases, verbally belittled so I do understand their nervousness around engaging with people any further than this. As well as manning the stair cores, each officer has an area to sweep on the lower levels in the landlord's demise before taking up that position so please bear in mind that if they are delayed by unforeseen circumstances such as uncompliant personnel, they may not make it to the exit by the time you leave. Either way, please proceed though the doors to the outside. Myself or any of the team who are covering me will typically man the Incident Control Point. The appointed person wearing the Black Hi-Viz jacket which is ladled Incident Controller. This will only be in office hours task (between the hours or 7am and 5pm) The person is the liaison between the security team and the occupiers. Security are the only 24/7 presence on site and so will control Incident Control Point and the communication. Any additional personnel are a bonus, this is why they have no designated task..
The legal bit: Under the Regulatory Reform (Fire Safety) Order 2005: Each occupier is a “Responsible Person” for their demise The occupier MUST provide fire safety training to employees The occupier MUST co-operate with the building’s Responsible Person (the landlord BM) Failure can result in personal fines + up to 2 years in prison London Fire Brigade inspected this building in 2024 – they will be back. We do NOT want to be the reason a business or an individual gets prosecuted..
[Audio] Occupiers must have designated Fire Marshals. Each occupier should have at least ONE marshal per stair core as per the building strategy. The Marshals must be aware of every fire exit on their floors and in the building and how to get there from any area of their floors. Marshals must understand that it is their responsibility to usher their employees out of the building and they are to be 'last man', which means that apart from those who refuse to leave, there should not be anyone on the floor at the time of their departure. On the way out, Fire Marshals must ensure their colleagues move at least 50 meters away from the building. This is critical for two key reasons: First, glass is prone to shattering or exploding from thermal stress during a real fire, which poses a serious hazard from flying shards. The second, in a real emergency event, the blue light services will need space for their vehicles and equipment The Marshals must know where the Incident Control Point is, so they can check in and declare 'all clear'. This will speed up the evacuation process in general and will allow us to let your colleagues back in faster. That said, there are also prevention responsibilities that come with a fire marshal role, but these will be part of the occupiers' training..

[Audio] Core B Fire Exits also comes out to Warwick Lane, just a few meters further along the road. This is the route that will lead to lower ground then to ground floor..
[Audio] Core D final exit will typically be out on to Unless the fire is in the reception area which means the Fire Curtains will fall and you will be diverted to the VIP Ramp doors. Rose Street via the Front Reception..
[Audio] Core C Fire Exit leads out on to Newgate Street. The Easiest way to remember this one is basically, right beside Convene's Coffee Lounge. If the Reception Fire Curtain is not down during the evacuation in core C on the ground floor, then it is also possible to exit via the front Reception onto Rose Street..
