[Audio] Public Housing Program Public Housing has developments that are in Charleston. We also have one property in Dunbar and one property in Rand. YOU WOULD BE MOVING IF YOU WANTED PH Rent is 30% of your monthly gross income, if zero income minimum $50 a month Some properties include all utilities, other properties you pay some/all. HUD/Section 8 You find a place to live that accepts HUD. Anywhere in Kanawha, Putnam, and Clay counties. If a landlord accepts HUD, your current landlord says they will take HUD, YOU WANT THE VOUCHER You can be approved for Public Housing program and still get approved for the Section 8 program. Sometimes people do not always find a place to live with voucher. Once you are in a PH unit, you are bond to that unit for ONE YEAR! If you apply for the S8 program before that one year, your voucher will expire before the lease is up. You cannot remove yourself from a least until you’ve been in the unit for one year. You will be denied S8 until that one year is up however you can apply at least 3 months out before your lease is up to get a voucher. (wages, child support, SS & SSI, TANF, pensions, regular gifts, etc.) The name(s), address and telephone of your previous landlords. Verification Consent forms. Your application will NOT be processed without this information..
[Audio] What happens if you do not provide all information that is requested today? Applicants will be sent an "Items Needed" letter requesting necessary documentation. They will have 10 business days from the date the letter is sent to summit their information. After those 10 days, a denial letter will be sent out allowing an additional 10 days for documents to be submitted. If no documents are provided, then the applicant will need to reapply..
[Audio] Program Eligibility The application process is designed to help determine who is eligible to receive housing assistance. Income eligible – household income is under HUD's income limit for the family size. Citizenship – family members must be citizens or eligible immigrants. Tenant Selection Standards The process also serves to determine who meets CKHA/HIC's selection standards for being able to lease an apartment. Credit Check – Owe Utilities, Owe previous Housing Authority Criminal history – no violent or drug related activity within the past 3 years Acceptable rental history – paid rent timely, no damages. [Audio] Waiting List Preferences applicants may be eligible for a preference on our waiting list if they're in one of the following categories: Applicants who live, work or has been hired to work in CKHA's operating jurisdiction of Kanawha, Putnam and Clay Counties At least one adult household member is employed 20 hours per week. (Verified through recent, consecutive pay stubs) Families where the head or spouse is 62 years or older. Families where the head or spouse is a disabled individual. (Verified through receipt of Social Security Disability) If you do not live in the jurisdiction and have no income, you will be at the bottom of the waiting list until information is provided otherwise..
[Audio] Reporting Changes It is your responsibility to report changes of address, phone number, income/household composition to the applications office in writing (mail or e-mail). Failure to report may jeopardize your eligibility or prevent us from reaching you to offer an apartment..
[Audio] Tenant Screening Standards Once CKHA/HIC has obtained and reviewed all necessary eligibility and screening documents, applications will either be approved or denied for the waiting list. If Approved, applicants will be informed in writing of: Date of their application. Bedroom size for which they qualify. Site waiting lists they've been placed on..
[Audio] If CKHA/HIC receives an unfavorable criminal background report on an applicant or other adult household member, a proposed denial letter will be sent along with a copy of the report. The person will be given ten days to provide additional information. CKHA/HIC will then consider this information and either approve or deny the application. Failure to respond will result in a denial letter. Applicants who are denied will be informed in writing of the cause for denial. All denied applicants will be offered an informal hearing. Hearings must be requested within 10 days of receiving the denial letter..
[Audio] When will you find out if you're eligible? Once ALL information is received, your application will be processed. Please allow 2 – 3 weeks for your application to be processed, screened, and reviewed. All letters will be sent out through mail which is why it is important to update any changes to your file..
[Audio] Applicant Selection Units Offers As an applicant's name moves to the top of a site waiting list, the manager will make contact by telephone or mail to offer the next available unit for which they qualify. Letters are typically mailed to the top three applicants on the list. The first to respond and have money for leasing, will get the unit. The applicant will have three business day's from the date of the letter to accept or reject the offer by telephone, e-mail, or in person. The manager will inform them of the security deposit and estimated first month's rent..
[Audio] Two refusals/No Responses will lead to removal from the waiting list. If the applicant is willing to accept the offer but is unable to move at that time for good cause, they will retain their current position and not be moved to the bottom of the waiting list. CKHA must have documentation to prove the decline is good cause. Good Cause Examples -Loss of Job -Loss of Schooling/Training -Children w/Disability in Schooling -Life/Health in Jeopardy -Illness Recovery -Designated Housing Not Good Cause -Not having Deposit or Money for First Month Rent.

Non-Disabled Applicants (age 50 to 62) may be housed at these sites only after seniors and/or disabled applicants have been offered. [Audio] Common household pet means a domesticated animal, such as a dog, cat, bird, or fish that is traditionally recognized as a companion animal and is kept in the home for pleasure rather than commercial purposes. The following animals are not considered common household pets: Reptiles Rodents Insects Wild animals or feral animals Pot-bellied pigs Animals used for commercial breeding Pet Restrictions The following animals are not permitted: Any animal whose adult weight will exceed 25 pounds Dogs of the pit bull, rottweiler, chow, or boxer breeds Any animal not permitted under state or local law or code Number of Pets Residents may own only one pet.
