[Audio] Principal Legislation The principal legislation for housing is the Housing Act 2004, and covers (as regards enforcement) conditions – Part 1 Licensing – Parts 2 and 3 Control – Part 4 Information – Part 7 It is the primary tool for dealing with housing conditions, for which the proscribed method of assessment is the HHSRS. An H-H-S-R-S assessment will produce either a Category 1 Hazard or a Category 2 Hazard. NB – Guidance is under review – likely to be a “traffic light” system – Cat 1= Red High Cat 2(D-F?) = Orange, Low Cat 2(G-J – typical) = Green Either can be actionable by enforcement, with some limitations as to the course of action dependent on the Category..
