[Audio] L-O-D — Level of Development — is the framework that defines how much detail and reliability a BIM model actually carries at each stage of a project. Over the next few minutes, we'll cover what L-O-D means, how it's structured, and how a single model element matures through it — from a rough massing block, all the way to a fabrication-ready component..

[Audio] So what exactly is L-O-D? Level of Development describes how much geometric detail and reliable information a model element contains at a given stage — it tells the team what they can, and can't, rely on the model for. Three ideas sit underneath it. First, geometric detail — how precisely an element's shape, size, and location are actually modeled. Second, non-graphic data — the properties, specifications, and information attached to that element. And third, reliability for use — what real decisions the model can safely support at that point in the project. On the right, you can see how that plays out across a project: L-O-D 100 to 200 stays conceptual, L-O-D 300 to 350 becomes precise, and L-O-D 400 to 500 covers fabrication and the as-built record. One thing worth remembering — L-O-D is defined per model element, not for the whole model. A wall can sit at L-O-D 350 while the equipment next to it is still L-O-D 200. [Audio] L-O-D rises deliberately as a project moves forward. In Plan, you're typically working at L-O-D 100 — massing, conceptual volumes, and feasibility studies. In Design, that moves to L-O-D 200 approximate and L-O-D 300 design development, where coordination geometry starts to firm up. In Construct, elements progress to L-O-D 350 for interfaces and L-O-D 400 for fabrication, supporting real shop drawings. And in Operate, the model reaches L-O-D 500 — verified, field-checked, as-built data that becomes the asset record..

[Audio] Let's look at each level individually. L-O-D 100 is conceptual — mass, orientation, and approximate location only. L-O-D 200 adds approximate quantities, size, shape, and location, typically with generic systems. L-O-D 300 gets precise — accurate quantity, size, shape, location, and orientation. L-O-D 350 builds on that with interfaces to other building systems. L-O-D 400 is fabrication-ready, with assembly and installation detail. And L-O-D 500 is the field-verified, as-built representation used for operations..

Illustratively, clash detection and fabrication readiness score highest here, followed by cost estimating, facility data quality, and design communication. Two are worth calling out. Clash detection, at 4.9, because L-O-D 350 exposes system interfaces before conflicts ever reach the field. And fabrication readiness, at 4.6, because L-O-D 400 gives trades the exact geometry they need to build from — not an approximation..
